The FHA and VA loan limits for Ventura county increased in 2018.  The new FHA and VA loan limits for Ventura County in 2018 are:

1.  One Unit: $672,500

2.  Two Unit:  $861,250

3.  Three Unit:  $1,041,050

4.  Four Unit:  $1,293,750.

2017 Tax Details for Real Estate Ventura County

2017 Tax Package Details for the Homeowner and Homebuyer:

After months of negotiations, it appears that the new Republican Tax package is due to be approved by both the Senate and House of Representatives – pending final signage from President Trump.

 

Within the Tax Package are numerous changes that relate to the homeowner or potential homeowner.

 

 Hence, here are the details, the nitty gritty, the scoop, the bottom line of the proposed tax changes as it relates to the homeowner:

 

1.     The Okay:  Taxpayers will no longer be able to fully deduct state and local property taxes plus income or sales tax.  Instead, the legislation allows individuals to deduct up to $10,000 in state and local income and property taxes or state and local property and sales tax.

 

2.    The Good:  Congress will keep the pivotal Mortgage Interest Deduction for existing homeowners of up to 1 Million.  However, for new homeowners, taxpayers can deduct interest on up to $750,000 in mortgage debt, down from $1 million currently.

 

3.    The Super Fantastic:  Congress has kept in place the current $500,000 (or $250,000 for single filers) capital gains exclusion for homeowners that sell their primary home as long as they’ve lived there for two of the past five years.  Earlier tax reform proposals would have increased the live-in requirement to five out of the last eight years.

 

4.     My Two cent’s worth:  The pending tax package was much better than anticipated.  My concern was the change to the capital gains exclusion and elimination of interest deduction.  However, the capital gains exclusion is left in place and the mortgage interest deduction was lowered to $750,000.

 

5.    What Next:  As of this writing December 19, 2017, the tax package was pending approval from both houses and signage by the President. However, unless something “odd” happens it looks like a done deal.

A uncommon area discussed or infrequently practiced in Real Estate is using your 401k to invest in Real Estate.  Very few investors, financial advisors, lenders, and Real Estate Agents are aware that some 401k products allow real estate purchases.  Even more interesting is that some 401k's will allow a non-recourse loan to be used to help finance the purchase of the Real Estate property within the 401k vehicle.

Numerous self-employed individuals that have a 401k can set up a solo 401k.  The self-employed individual will often need the assistance of a professional firm to set up the 401k solo account for the specific use of Real Estate purchases.  I recently conducted a google search and discovered there were numerous companies available to assist in setting up a 401k Solo account for Real Estate purchases.

While there are numerous nuances associated with the 401k Solo account, some of the particulars are the loan must be non-recourse (meaning just the real estate associated with the loan is used as collateral not you personally), all monies must stay within the 401k vehicle, and any future monies collected or distributed must stay within the 401k solo account.

Real Estate Contingencies Ventura County

What is a Buyer Real Estate Contingency

After the contract between buyer and seller is agreed upon, I often get asked by the home buyers and home sellers what do you mean by the purchase is contingent.

Hence, let me explain what a Buyer Real Estate contingency means and how it works.  The dictionary defines the word contingency as "dependent on chance or on the fulfillment of a condition."  In simple terms, a contingency means there is an agreement pending satisfaction of future events.  Consequently, a buyer will purchase a property contingent upon financing and investigation components. 

During the escrow period, the buyer will seek to get a loan and investigate the property in terms of its physical condition, title, insurance, and other factors.  If the buyer purchased the property with the typical California Contingencies outlined in the California of Realtors Association forms and the buyer can't obtain financing or is unsatisfied with the buyer investigations, the buyer can potentially cancel the contract and be refunded their Earnest Money Deposit.  Of course, it is very important that the buyer does not remove their contingencies in writing until after their are certain that they can get the loan and our satisfied with their buyer investigations.

Gross Rent Multiplier for Investment Properties Ventura County

What is the Gross Rent Multiplier (GRM) for Real Estate Investment properties

Years ago when I first started investing in Real Estate (Dave Crowell American Dream Realty) I read numerous books on the various Real Estate Investment terms such as GRM, CAP Rate, and ROI.  Hence, in today's article I will focus on the term GRM or Gross Rent Multiplier.

A gross rent multiplier or GRM is a formula used by many real estate investors to determine valuation of investment income properties.  The formula for the GRM

Sales Price/Gross Annual Rental Income = GRM

For example, assume a purchase price on a duplex was $500,000 and the gross annual rent for both units was $50,000, to determine the GRM you would divide $500,000 by $50,000 = 10.  Hence, the Gross Rent Multiplier is 10. 

Therefore, a Real Estate Investor can determine rental property valuation by the GRM and use the GRM to compare different investment properties.  The theory is the lower the GRM the better valuation on the anticipated investment.  However, other factors such as expenses will require the prudent real estate investor to use other investment formulas such as the CAP Rate and ROI to accurately value an real estate investment.

Interestingly, in most parts of the country a GRM of 10 is considered the norm on investment properties.  However, in hot markets such as Southern California a GRM of 10 is non existent.
