A uncommon area discussed or infrequently practiced in Real Estate is using your 401k to invest in Real Estate.  Very few investors, financial advisors, lenders, and Real Estate Agents are aware that some 401k products allow real estate purchases.  Even more interesting is that some 401k's will allow a non-recourse loan to be used to help finance the purchase of the Real Estate property within the 401k vehicle.

Numerous self-employed individuals that have a 401k can set up a solo 401k.  The self-employed individual will often need the assistance of a professional firm to set up the 401k solo account for the specific use of Real Estate purchases.  I recently conducted a google search and discovered there were numerous companies available to assist in setting up a 401k Solo account for Real Estate purchases.

While there are numerous nuances associated with the 401k Solo account, some of the particulars are the loan must be non-recourse (meaning just the real estate associated with the loan is used as collateral not you personally), all monies must stay within the 401k vehicle, and any future monies collected or distributed must stay within the 401k solo account.
